HISTORIC 18TH CENTURY BASTIDE SET IN 42 HECTARES OF WOODLAND AND VINEYARDS
The Domaine is easily accessible, just 20 minutes from Avignon TGV station and less than 10 minutes from the motorway. It is surrounded by peaceful countryside, with no close neighbours. A Provencal village with all amenities is just 5 minutes away.
Tourist attractions such as Avignon, Châteauneuf-du-Pape and Orange are also within easy reach in 30 minutes or less.
Vineyard
The estate covers 41.7 hectares, with 32 hectares of vines located on the ancient terraces of the Rhône.
Certified ‘BIO’, the vineyard is based mainly on two historic crus surrounding the bastide and its outbuildings.
The main red grape varieties over an area of around 26.4 hectares include Grenache, Syrah, Cinsault and Mourvèdre.
The white varieties cover around 5.5 hectares and include Bourboulenc Blanc, Clairette and Grenache Blanc.
The vineyard is in generally good condition, with a central core around the buildings, an irrigated section and two satellite plots nearby.
Housing
The 18th century Bastide, awaiting renovation, is nestled in the heart of its wooded parklands, adorned with an impressive wrought iron gateway and dressed stone pillars. The one hectare (2.47 acre) of parklands are partially walled and feature an old pond as well as a two-storey hunting lodge with a total floor surface area of 45 m² (484 sq ft).
The main residence, with a total floor surface area of approx. 500 m², has preserved its authenticity and character of yesteryear. It boasts vast rooms with high ceilings, old wooden floors, ceiling ornaments, impressive fireplaces, a majestic entrance hall with a superb stone stairway, a small chapel, etc. The top floor has been renovated to accommodate one of the current owners.
The farm, adjacent to the Château, boasts a dovecote and other historic outbuildings in the courtyard. The two-storey farmhouse spans approx. 350/400 m² (3,767 sq ft). It houses a secondary dwelling comprising a vast lounge with a large fireplace, a kitchen and bedrooms on the first floor, with direct internal access to the Bastide. There are also attics that could be converted, stables, accommodation for farm workers, etc.
Winery & outbuildings
The cellar and its outbuildings are an extension of the farmhouse, separated by an old porch.
With a total surface area of approx. 900 m², this complex comprises :
- A cellar with a capacity of around 2,500 hl, mainly equipped with concrete, stainless steel and coated steel vats. Housed in one of the vast outbuildings, it is suitable for making white, rosé and red wines.
- A storage and bottling area,
- An area for tastings and direct sales,
- Offices,
- A barrel cellar,
- Various other outbuildings.
The estate is fully equipped to run a certified organic vineyard, ensuring an environmentally-friendly approach at every stage of production.
